Built Around Central Florida Houses
Most homes built here before 2000 are concrete blocks with stucco outside and drywall on furring strips inside. That changes the work. There is no wall cavity for easy wiring or plumbing, and the house sits on a slab, so moving a toilet, a shower drain or a kitchen sink means cutting concrete. Leave the fixtures where they are and a kitchen or bathroom update costs a fraction of what most people expect.
Slabs also take on and give off moisture all year, which is why floors get checked before anything goes over them. The same climate is hard on exterior paint, and a thin prep job on stucco fails fast once the sun and humidity get to it.
Anything that needs plumbing relocated, wiring run, a wall altered or a permit pulled goes to the licensed trade that handles that part. Iron Site handles everything around it and keeps the schedule together. Iron Site is not a licensed Florida general contractor, and the owner is working toward that license.
What the Climate Does to a Property
- Humidity. Waterproofing behind tile is not optional here, and cement board is not waterproof on its own. A bathroom without real exhaust ventilation grows mildew no matter how good the tile looks.
- Sun and salt. Ultraviolet breaks down exterior coatings fast, and the closer you are to the coast, the faster a thin prep job fails. Chalking, hairline stucco cracks, efflorescence on block and mildew on the shaded sides are what that looks like.
- Termites. Subterranean and drywood termites are both part of life in Central Florida. When a baseboard or a section of wall comes off in an older house, you sometimes find damage. If that happens, work stops at that spot, you see what was found, and a licensed pest control company deals with it before anything gets closed back up.
