About Iron Site Property Services

Iron Site Property Services is based in DeBary, on the north side of the St. Johns River between Orange City and Sanford. The crew works across Volusia and Seminole counties: Orange City and Deltona in the north, down through Sanford, Lake Mary, Longwood, Winter Springs, Altamonte Springs and Oviedo, and east to Port Orange.
If you are handing over a house, a rental or the keys to a vacant unit, you are deciding who gets inside. Here is how the work runs, and where it stops.

How a Job Gets Scoped

Every job starts with someone walking the property with you and looking at what is actually there.

When Something Turns Up Behind a Wall

Older Central Florida houses are mostly concrete blocks with furring strips and drywall over it, built on a slab with no crawlspace beneath. A baseboard comes off and there is termite damage. The floor is ready for plank and the slab is giving off moisture.

When that happens, work on that area stops and you get a call with photos. You hear what was found, what the options are, and what each one changes in cost and schedule. Nothing more gets done there until you have agreed to it, and damage or moisture goes to the right professional before anything is finished over it.

What Iron Site Takes On

On a ceiling from before the mid 1980s, a positive asbestos test means licensed abatement, not a scraper and a spray bottle.

What Goes to the Licensed Trades

Iron Site does not do electrical, plumbing, gas, HVAC or roofing work. It does not move walls, alter a load path, relocate a drain or move a plumbing fixture. Those jobs belong to the licensed trades, and where a permit is required, the licensed contractor doing that portion pulls it.

In a kitchen or bathroom on a slab, that line is also the biggest cost fork in the job. Moving a toilet, a shower drain or a sink means cutting and patching the slab. Leave the fixtures where they are and the job costs a fraction of what most people expect. When the plan does need plumbing moved or wiring run, the licensed trade handles that part, and Iron Site handles everything around it: cabinets, countertops, backsplash, flooring, paint, trim, lighting and hardware, and keeps the schedule together.

What Goes to the Licensed Trades

The work runs from a single drywall patch to a full renovation, and that range pays off over time. A homeowner who has the crew patch and paint a ceiling already has someone who knows the house when the floors come up next. A landlord can use the same team for the turnover, the punch list and the cleanout. A property manager or realtor gets one call instead of five.

Frequently Asked Questions

Which areas does Iron Site serve?

Volusia and Seminole counties, including Orange City, Deltona, Sanford, Lake Mary, Longwood, Winter Springs, Altamonte Springs, Oviedo and Port Orange, from a base in DeBary.
No. Those, along with gas, HVAC and roofing, go to the licensed trades. Iron Site handles the finish and property work around them.
Yes, the finish scope: cabinets, countertops, backsplash, flooring, paint, trim, lighting, hardware and like-for-like fixture swaps. Plumbing relocation, wiring and wall changes go to the licensed trades.
Painting and drywall generally do not need one. Moving plumbing, altering a wall or changing an opening does, and the licensed contractor doing that portion pulls it.
In a home built before the mid 1980s, the texture is tested first. A positive result means licensed abatement before anything comes down.
